Trader Joe's Buys Brighton Industrial Site For $69M

Trader Joe’s acquired the Lovett 76 Logistics Center in Brighton for $69.4M, one of the year’s largest industrial trades in metro Denver.

The 614K SF Class-A facility sits on 42 acres at 6196 E. Bridge St., with another 10 acres providing 260 trailer stalls. The property offers 36-foot clear heights, 143 dock-high doors and early suppression, fast response sprinklers. 

Lee & Associates Denver’s Kirk Vanino, Ron Webert and Matt Nora represented the seller, Lovett Industrial. Lee & Associates announced the news in a press release.

The deal comes as Trader Joe’s ramps up expansion both regionally and nationally. The grocer announced 20 new stores across the U.S. as of May — nearly double last year’s pace, Bisnow previously reported

In 2024, it opened 34 locations, more than half of them in the final quarter.

Closer to home, the company opened a new Adams County store at Westminster’s City Center Marketplace earlier this year.

CBRE’s latest industrial figures show the deal ranks among the top five industrial sales in metro Denver, alongside portfolio trades by Clarion Partners and Kennedy Wilson, as well as LBA Realty’s $69.5M acquisition of Parc Santa Fe.
